Smaller and cheaper homes are in demand by private investors. These are pushing first-time buyers out of the housing market, says the NVM. Investors see it mainly as retirement provision or \"for the children who can live there later.<\/p>\n

Of the homes sold in the first quarter of 2018, one in ten came in the hands of private investors, figures from the Dutch Association of Realtors show. In cities where the market is tight, those percentages are even higher.<\/p>\n

In cities such as Groningen and Maastricht, it is a quarter and a third, respectively. In Rotterdam, The Hague and Amsterdam, for example, one in five houses is sold to a private investor.<\/p>\n

'Not a slumlord'<\/h2>\n

Jeroen recently became such a private investor. Five years ago he bought a house in Amstelveen with his wife. In those five years he saw his house almost double in value, the value rising from 445,000 euros to about eight tons.<\/p>\n

He used that excess value to finance the purchase of an apartment in addition to his own home. \"Things are going so fast around Amsterdam now, you see the same development as in London and Paris. It's only getting more valuable.\" So he looked for an apartment in Amstelveen to buy and rent out again. \"It seemed like a good investment for our retirement and we have children aged two and six who might want to live there later. It was very difficult to find a nice apartment, but it worked out,\" he says.<\/p>\n

He noticed that there was considerable overbidding and asked a real estate agent if he knew of anything else. \"For 260,000 euros we were then able to buy a furnished apartment of 56 square meters in Amstelveen. That's an inflated price, but because rent is high around Amsterdam, we could make a good return on it.\"<\/p>\n

He adds, \"By the way, we don't want to become a slum landlord, but good landlords.\" The apartment will be rented mainly to expats for periods of one to two years.<\/p>\n

Rent slaves versus landlords<\/h2>\n

According to Ger Jaarsma of the NVM, these types of investors are distorting the buying and renting sector. \"They mainly buy small and cheap houses and thus displace first-time buyers from the housing market,\" he said.<\/p>\n

Stock market commentator Hans de Geus also says this development is not as good for the common good. \"We are moving into an era of neo-feudalism, a caste of rent slaves and a caste of rent bosses,\" De Geus argues.<\/p>\n

Banks have their share of this, says De Geus. Those issue mortgages for a second home relatively easily. \"You can get a high loan because the rent is high. And because the loan is high, you can pay a lot as an investor,\" he lists.<\/p>\n

As a result, many people cannot buy, but have to rent. \"So those are doubly screwed. They pay high rent and can't buy. Everyone takes what they can get: those who are late have to pay through the nose. It is an ideal way to secure pensions, but it creates inequality.\"<\/p>\n

Shortages in rental market<\/h2>\n

On the other hand, says Jaarsma of the NVM, this does add homes back into the rental sector, and there are significant shortages there as well. \"So homes are not disappearing from the stock, but they are disappearing for first-time buyers and other buyers with modest budgets.\"<\/p>\n

Jeroen is especially pleased with his new purchase. \"The value is going up anyway and investing in bricks is always safe in my opinion. It's also a beautiful apartment,\" he says.<\/p>\n

According to Jeroen, it is possible that they will later rent out their own house and move into the apartment. \"Then we can travel the world ourselves in the meantime,\" he daydreams.<\/p>\n
